Plumbing in Austin

Plumbing Help for Austin Homeowners

Austin is a city of contrasts, and its plumbing shows it. A pier-and-beam bungalow in Hyde Park or Travis Heights has very different pipes than a slab home in Circle C Ranch or a newer townhome in Mueller. Bryan Plumbing works with both. Our plumbers who work in Austin know that an older central home may still hide galvanized supply lines and cast iron drains, while a newer house can have builder-grade valves that wear out sooner than owners expect.

Your tap water comes from Austin Water, the city utility, which draws from the Colorado River through Lake Travis and Lake Austin. That water carries a fair amount of minerals, so scale builds up inside water heaters, faucet aerators and shower valves over time. The ground under the city matters too. West of MoPac you find shallow limestone and rocky hillsides, while much of East Austin sits on dark clay that swells when wet and shrinks during long dry spells.

When something goes wrong, Bryan Plumbing answers the phone 24/7 for emergencies. We give you a written quote, wear shoe covers and lay drop cloths, and send a call or text heads-up before we arrive. Our trucks carry common parts, so most jobs are finished the same day. Every repair uses quality lead-free parts and is backed by our workmanship warranty on parts and labor. We are licensed and insured, and we treat your Austin home with care.

Common Plumbing Problems in Austin

Austin's mix of limestone hills, shifting clay, mineral-rich lake water and homes from many different eras creates a set of plumbing problems we see again and again across the city.

Scale from Colorado River water

Water drawn from the Highland Lakes is moderately hard. Minerals settle in the bottom of tank water heaters and narrow the openings in faucets and showerheads. Flushing a heater and cleaning fixtures helps them last longer.

Aging pipes in central neighborhoods

Many homes in Hyde Park, Travis Heights and Clarksville were built long before modern piping. Galvanized steel lines rust from the inside and cut water pressure. Old cast iron drains can crack and leak under the floor.

Clay soil under East Austin slabs

The heavy clay found across much of East Austin expands after rain and pulls back during drought. That movement can stress pipes running under a slab foundation. A sudden warm spot on the floor or a jump in your water bill can point to a slab leak.

Tree roots in older sewer lines

Live oaks and pecans shade many older streets in Austin. Their roots seek out moisture and can push into aging clay or cast iron sewer pipes. Slow drains across the whole house are often the first warning sign.

Winter storm damage

The February 2021 winter storm burst pipes in homes all over Austin and left the city under a boil water notice. Exposed pipes in pier-and-beam crawl spaces and outside walls were hit hard. Insulating those lines and knowing where your main shutoff is can prevent a repeat.

Austin Plumbing FAQs

Why does my Austin water leave white spots on faucets and glass?

Austin Water comes from the Highland Lakes and carries dissolved minerals like calcium. When water dries on a surface, those minerals stay behind as white spots. The same minerals build up inside your water heater and fixtures. A water softener or regular cleaning and flushing can help. Bryan Plumbing can look at your setup and suggest a fix.

My house in Travis Heights has old pipes. Should I replace them?

Many older central Austin homes still have galvanized supply lines or cast iron drains. Signs of trouble include low water pressure, rusty water and repeated leaks. Not every old pipe needs replacing right away. We inspect what you have, explain the condition in plain terms and give you a written quote so you can decide.

How can I tell if I have a slab leak?

Common signs include a warm or damp spot on the floor, the sound of running water when everything is off, cracks in flooring and a water bill that keeps climbing. The shifting clay under much of East Austin makes slab leaks more likely. Call Bryan Plumbing and we will locate the leak before recommending a repair.

What should I do to protect my pipes during an Austin cold snap?

Insulate pipes in crawl spaces, attics and outside walls. Cover outdoor hose bibs, let indoor faucets drip on the coldest nights, and open cabinet doors under sinks on outside walls. Most importantly, know where your main water shutoff is. If a pipe does burst, shut off the water and call us. Our phone is answered 24/7.

Can you work on homes in the hills of West Austin?

Yes. Homes on the rocky limestone west of MoPac often have pipes and sewer lines set in shallow rock, which can make some repairs more involved. Our plumbers who work in Austin plan for that before starting. You still get an upfront price that you approve before any work begins, along with a workmanship warranty.
