Plumbing Help for Dallas Homeowners

Dallas has some of the oldest housing in North Texas. Neighborhoods like Munger Place, the M Streets and Kessler Park are full of homes built before the Second World War, many of them on pier-and-beam foundations with cast iron drains and galvanized supply lines. Those materials have served well for a long time, but they corrode from the inside, narrow and eventually fail. Plumbers who work in Dallas see this constantly. We look at the whole run of pipe, not just the drip.

Your water comes from Dallas Water Utilities, which draws from a network of reservoirs that includes Lake Ray Hubbard, Lewisville Lake and Lake Tawakoni. The water is well treated, but it carries dissolved minerals that collect inside water heaters, faucet aerators and fixture valves. Under the house, the ground is mostly Blackland Prairie clay. It puffs up after rain and contracts in drought, and that constant movement puts real stress on slab plumbing and on older sewer laterals running out to the alley or street.

Bryan Plumbing works across Dallas, from Oak Cliff and the Bishop Arts District to Lake Highlands, Preston Hollow and the streets around White Rock Lake. We are licensed and insured, and no wrench turns until you have okayed an upfront price. Whether you have a slow main drain in a Lakewood cottage or a failing water heater in a Casa Linda ranch house, you get a clear written quote and a plumber who explains the options in plain terms.

Common Plumbing Problems in Dallas

Dallas homes face a mix of problems that come from old materials, shifting clay and sharp swings in weather. These are the issues we run into most often across the city.

Aging cast iron and galvanized pipe

Many pre-war and mid-century Dallas homes still have cast iron drain lines and galvanized steel water pipe. Cast iron scales and cracks inside until drains run slow, while galvanized pipe rusts until pressure drops and the water turns brown. Replacing weak sections before they fail is far less disruptive than cleaning up a flooded crawl space.

Slab leaks from clay movement

In slab neighborhoods such as Lake Highlands and Far North Dallas, copper lines run beneath the concrete. As the clay swells and shrinks, the slab flexes and those lines can rub, crack or pull loose at joints. Warm spots on the floor or a meter that keeps turning with every tap closed are classic signs.

Exposed crawl space plumbing

Older homes in Kessler Park and the M Streets often sit on pier-and-beam foundations. That makes pipes easier to reach, but it also leaves them open to cold air during a hard freeze. Missing insulation, open foundation vents and tired drain joints are common findings once a plumber gets under the floor.

Tree roots in sewer laterals

Mature live oaks, elms and pecans shade many of the city's older blocks. Their roots chase the moisture in clay tile and cast iron sewer lines and can choke a line until toilets gurgle and floor drains back up. Roots tend to return, so the lasting fix often means repairing the damaged pipe, not only clearing it.

Freeze damage and ice storms

Dallas does not freeze often, and many homes were never built with long cold snaps in mind. When the February 2021 winter storm hit, pipes split open in attics, exterior walls and crawl spaces all over the city. Outdoor hose bibs, attic water heaters and lines along north-facing walls remain the most vulnerable spots when an ice storm rolls in.

One in five homes pre-1960

Expansive Blackland Prairie clay

The Blackland Prairie, which extends from north of Dallas south to San Antonio, is home to Houston Black clay, the Texas state soil. Its highly expansive clays shrink and swell markedly with changes in moisture, and in metro areas that shrink-swell potential commonly limits building site development.[4]

Dallas Plumbing FAQs

Is Dallas tap water hard?

Yes. Dallas Water Utilities supplies water that carries dissolved minerals. It is safe to drink, but the dissolved minerals slowly build scale in water heaters, faucet cartridges and dishwasher lines. Many homeowners notice white spots on glassware and crusty showerheads. Flushing the water heater regularly helps, and a water softener can cut down on buildup across the whole house.

Should I replace the galvanized pipes in my older Dallas home?

If your home was built before the middle of the last century and still has galvanized supply pipe, plan for replacement. These pipes rust from the inside, which lowers water pressure and can tint the water. Bryan Plumbing can check your system, show you where corrosion is worst and give you a written quote for repiping in stages or all at once.

How do I know if I have a slab leak?

Watch for warm or damp spots on the floor, cracks that appear suddenly, the sound of running water when nothing is on, or a water bill that climbs without explanation. Turn off every fixture and check your meter. If it keeps moving, call a plumber. Dallas clay shifts a great deal, so slab leaks are common here.

How can I protect my pipes before an ice storm in Dallas?

Disconnect garden hoses, cover outdoor faucets, and open cabinet doors on exterior walls so warm air reaches the pipes. In pier-and-beam homes, close the foundation vents and make sure crawl space pipes are insulated. Find and tag the main water shutoff before the cold arrives. After February 2021, many Dallas homeowners learned that a little preparation can prevent a burst pipe.

Who do I call first about a gas smell in a Dallas house?

Gas first, plumber second. Get out of the house without touching light switches, flames or your phone. Once you are outside and at a safe distance, call Atmos Energy and 911. Once the utility clears the scene, Bryan Plumbing can track down the faulty gas line or fitting and test the system before you use it again.
